With the current state of the housing market in Spain, we realise it’s harder than ever to sell your property here, so we have put together a few tips to help you capture the interest of potential buyers, and here they are:
- Check out the competition – See what similar properties are offering in your area, can your property offer any more? How does your property compare? Are there any cosmetic improvements that could be made?
- Research how much similar properties in your area have sold for recently so you know roughly what to expect
- Be realistic about the price you’re asking for. Unless you want to wait a few years until the market picks up again, you probably won’t get top whack
- Be open to offers – It’s a good idea to be a bit flexible and not be stuck on one price, as it took take years to sell that way. Consider how much the mortgage and upkeep costs and make sure you don’t end up costing yourself more by stubbornly holding on for a better price
- Market pro-actively – Make sure photos of the property are of very good quality and highlight the best points, advertise on high traffic websites and in the local and national press, try and advertise in as many different languages as possible
- Describe the lifestyle that would come with the property. Research shows, private buyers are looking to buy a lifestyle now not just a house. They want to imagine themselves living a good life in your property.
- Evaluate your property through the eyes of a potential buyer not through biased eyes. If you don’t think you’re able to do that, how about asking an honest friend to help.
- Understand your area’s potential. Do your research into what your area has to offer in terms of schools, public transport, shops, restaurants & bars, sports facilities, walks, beaches, and anything else you can think of that highlights the area.
