Buying a Spanish property is a dream for thousands of Brits each year however, due to inconsistencies in the Spanish property law, hundreds have been left out of pocket and without ownership of the property because of fraudulent property agents, translators and solicitors.
The Spanish Land Registry website is there to provide reliable information and legal safety to property buyers in Spain. Until recently this year, all the information on there has been in Spanish so unless you speak the language it’s not been much help. Now though, the Spanish Land Registry is providing information in English as well.
This is great news for prospective property buyers as there will be less risk of being scammed. Fraudsters can no longer make false claims about ownership as buyers can now easily check it online themselves.
Unfortunately, the worry is that now the information is being given in English, some buyers may try to cut corners by doing the legal work themselves. Hard up sellers will tell buyers they no longer need a lawyer because you can view the details in English and they will provide a notary. We would not recommend buying a property in any country without legal representation.
