Property owners in Marbella may have recently received a letter from the Spanish Tax Office to inform them that their property’s rateable value has been revised. These records are being updated by the tax authorities for the first time in 23 years.
A lot has changed in the property market since 1988 and one thing that has changed is the difference between the actual property’s market value and the value used to calculate each property. Some owners may find their property’s taxable value has gone up as much as 5 times the original amount. The Marbella Town Hall has also passed new property zoning laws which will also affect the value of many properties in the area.
What can you do?
If you have recently received this letter and don’t agree with the new value assigned to your property, you only have one month from that date to file a complaint. This must be filed with either the regional Economic-Administrative Court or the national Tax Office.
Be sure to check for any mistakes in the evaluation such as the size of the plot of land, buildings which may have been included which you don’t own, or your property being over evaluated much more than the market value.
